On March 18, 2026, Fannie Mae dropped Lender Letter LL-2026-03 — the biggest overhaul to condo lending rules in a decade. Freddie Mac followed with a parallel bulletin. Some pieces are effective immediately, some kick in July 1, some August 3, some not until January 4, 2027.
